Finding a mortgage in Puerto Rico starts with questions, not just an interest rate. Understanding the total payment and loan terms helps you plan a home purchase without mistaking an estimate for final approval.

Prepare your financial information

Ask the lender which documents are required for income, employment, assets and debts. Requirements vary by loan and personal situation. Another buyer’s terms may not apply to you.

Build a budget that accounts for current expenses and room for maintenance and unexpected events. Talk to your lender before decisions that could affect your application.

Compare more than the interest rate

Compare equivalent loan estimates. Review rates, costs, loan term, possible payment changes and conditions attached to any offer. The CFPB toolkit explains financing documents and useful questions to ask.

Do not choose based only on an advertised payment. Ask what is included and what must be paid separately, such as insurance, taxes or association fees.

  • What is the estimated total monthly payment?
  • How much money will I need at closing?
  • Is the rate fixed or can it change?
  • Which conditions remain for loan approval?

Separate preapproval, appraisal and inspection

Preapproval helps guide your search, but final approval depends on additional checks. Ask how the lender evaluates the property and which deadlines matter.

An appraisal and an inspection are different. One assesses value for the loan; the other examines physical condition within its agreed scope. Ask which reviews you need and who performs them.

Find guidance and review before signing

HUD maintains a housing counseling directory that includes Puerto Rico agencies. Confirm services, languages, availability and any costs directly before requesting assistance.

Review closing documents and ask for explanations of changes from the initial estimate. Novare Realty Group can discuss your property search; the lender determines loan terms and approvals.
